Kitchen Remodeling in Kendall, FL
Kendall was built in layers: ranch houses near Dadeland in the 1950s and 60s, then planned communities west of the Turnpike in the 70s and 80s. Each layer has its own kitchen problems, from cast-iron drains to soffits.

Kendall kitchens from the 1950s through the 1980s
You can often date a Kendall house by its kitchen. In the ranch houses of the 1950s and 60s it is usually a closed room, sometimes with terrazzo hiding under later flooring and cast-iron drains under the sink. In the houses and townhomes of the 70s and 80s it tends to be a galley or an L with soffits boxed in above the uppers, oak or laminate doors and a fluorescent light box in the ceiling.
The plan starts from what the house already has. In the older ranches that may mean opening a wall or replacing the drain section while the cabinets are out. In the later houses the quick win is height: take out empty soffits and run the cabinets to the ceiling. Short on space? Drawers beat doors.

East of the Turnpike and west of it: two kinds of Kendall house
East Kendall. Between the Palmetto and Don Shula expressways, the first postwar subdivisions went in on acre lots, and through the 1950s the area was rezoned to half and quarter acres. The county's historic survey lists ranch-house subdivisions of that period such as Kendall Ranches (1951), Gale Ranch Estates (1959), Snapper Creek Park (1960) and Kendall Point (1962). The older parts near Dadeland are mostly single-story ranch houses on generous lots, some backing onto canals.
West Kendall. Past the Turnpike, the land became planned communities: Kendale Lakes from 1969 to 1973, Winston Park in 1973, The Hammocks in the mid-1970s, Calusa Club Estates in 1976 and the Kenlands in the early 1980s. The Hammocks mixed townhouses with what the county describes as Dade's first patio homes. Kitchens out here are smaller, and many of these communities have HOA rules for contractors.
Our Coral Springs shop is about 60 minutes from Kendall. Cabinets make the trip fully assembled and finished, and the install runs on a day-by-day schedule.

Can the soffits above my Kendall kitchen cabinets come out?
Often. In many houses from the 1970s and 80s the soffit is an empty box, framed to fill the space above stock cabinets. Others hide a duct, a vent pipe or wiring. We check what is inside at the measure. Empty ones come out and the uppers go to the ceiling; occupied ones get rebuilt to line up cleanly with the new cabinets.
Our Kendall kitchen got granite in an earlier update. Can we keep it and replace only the cabinets?
We usually advise against it. The tops have to come off before the base cabinets can, and older granite can crack on the way, especially around the sink cutout. New cabinets rarely match the old footprint to the inch, either. Pricing new tops together with the cabinets keeps the whole job in one written number.
We have a patio home in The Hammocks. How much can a small kitchen change?
Quite a lot inside the same footprint. Patio homes and townhouses from the 1970s tend to have a compact galley or L, so the gains come from height and organization: empty soffits gone, a tall pantry, drawers in the base cabinets, a counter-depth fridge that keeps the aisle open. If your community has an HOA, we get its contractor rules before anything is scheduled.
My address says Miami. Is that Kendall?
Quite possibly. Kendall is an unincorporated part of the county rather than a city, so mailing addresses there read Miami, FL. We take kitchen projects across the area: around Dadeland and Kendall Drive, Kendale Lakes, The Hammocks, The Crossings, Country Walk and the neighborhoods in between.
What does the calendar look like for a Kendall kitchen?
The 3D design and the itemized price come about 5 business days after the consultation. Once the contract is signed, a typical kitchen is installed in 4–6 weeks, and the contract carries the finish date plus a penalty schedule for our delays. Rebuilding soffits or moving a sink can add time, and you see that on the calendar before you sign.
