What Pembroke Pines kitchens ask for

Pembroke Pines grew west in one long wave from the late 1980s to the mid-2000s, and the kitchens in Silver Lakes, Chapel Trail, Pembroke Falls, Grand Palms and Towngate share the builder template of that era: raised-panel doors in oak or white thermofoil, a dropped soffit above the uppers, a laminate or early-granite counter, and a peninsula that separates the kitchen from the family room. The houses are sound and the layouts are workable; the kitchens simply look and store like 1995. The typical project takes the soffit out, runs cabinets to the ceiling, replaces the peninsula with an island that seats the family, and opens the sight line to the room where everyone actually sits.

Century Village is its own world: thousands of condos built in the 1980s with narrow galley kitchens, a soffit, a pass-through and a plumbing stack that fixes where the sink can go. HOAs, Century Village and permits in Pembroke Pines

Kitchen work with plumbing, electrical or structural changes is permitted through the City of Pembroke Pines and inspected at rough-in and final — routine, and included in project management. The western communities are almost all HOA-governed; interior work rarely needs architectural review, but contractor-access and dumpster rules are common and our coordinator checks them before the schedule is set. Century Village adds a condo layer: alteration application, insurance certificates naming the association, posted work hours and elevator or parking rules for deliveries.

Two things we look at on the first visit: whether the soffit is empty framing or carries a duct (in most 1990s homes it is empty), and whether the wall to the family room is load-bearing — that decides whether the peninsula can become a true island.
