What Delray Beach kitchens ask for
Delray has three housing stories and three kinds of kitchen. In Lake Ida, Tropic Isle, Seagate and the streets around Pineapple Grove, the houses are 1950s and 1960s ranches with a closed kitchen off the dining room, terrazzo under the tile and a wall that everyone wants gone. Those projects are about opening the plan: the wall comes out, an island replaces it, and the kitchen finally faces the rest of the house and the yard.
West of I-95, in Kings Point, Rainberry Bay, The Hamlet and the other association communities, the villas and condos have compact galley kitchens from the 1970s and 1980s with a soffit, a pass-through and cabinets that stop a foot short of the ceiling. There the win is storage and light: full-height cabinets, a widened pass-through where the framing allows, and lighting that is not a single ceiling fixture.
Downtown and along the ocean, kitchens are in condos where the plumbing stack decides where the sink can go and the building decides when work happens. We locate the stack at the first visit and design around it, then prepare the board package before anything is ordered.

Opening walls, associations and permits in Delray Beach
Permits for kitchen work with plumbing, electrical or structural changes go through the City of Delray Beach, or Palm Beach County west of the city line. Both are routine and included in project management. Association communities add an alteration application, insurance certificates and work-hour rules; our coordinator prepares and submits the package.
Two Delray specifics worth knowing. In the 1950s and 60s ranches, the wall between kitchen and living room is frequently load-bearing — an engineered beam is normal here, and we price and permit it up front rather than discovering it after demolition. And in older houses east of Swinton, the cast-iron drain lines under the slab are often near the end of their life; we look at them during the consultation so a kitchen remodel does not turn into a plumbing surprise.
