What Davie kitchens ask for
Davie is two towns in one, and its kitchens reflect that. East of University Drive, in Forest Ridge, Shenandoah, Ivanhoe and Rolling Hills, the homes are suburban builds from the 1970s through the 1990s: a kitchen with a soffit, a peninsula, a pass-through to the family room and cabinets in oak or white thermofoil. The project is the familiar one — soffit out, storage to the ceiling, peninsula replaced by an island that seats four, and the pass-through opened into a proper connection.
West of Flamingo, Davie keeps its agricultural zoning and horse trails, and the houses sit on acreage. Those kitchens are often larger and older, sometimes with an adjoining utility or mud room that the family actually uses more than the front door. There the work is as much about layout as finishes: a bigger island, a second sink or prep zone, a pantry wall, and cabinetry that can take boots-and-dogs traffic — which is a good argument for plywood boxes rather than particleboard.
We finished a full kitchen in Davie this year: a gut renovation with cabinets to the ceiling, quartz counters and new plumbing valves replaced while the walls were open. The final contract price was settled in writing with the client at the end — downward, because a section of scope was dropped. That is how a fixed price is supposed to work.

Permits, wells and what to check in a Davie kitchen
Kitchen work with plumbing, electrical or structural changes is permitted through the Town of Davie, with inspections at rough-in and final. That is routine and included in project management. In the eastern subdivisions, HOA rules are usually limited to contractor access and dumpster placement; on the acreage properties west of Flamingo there is often no HOA at all, but there may be septic and well systems, and any plumbing change is planned around them.
Two things we look at on the first visit. Whether the soffit is empty framing or carries a duct — in most Davie homes it is empty, which is what lets cabinets reach the ceiling. And whether the wall to the family room is load-bearing, because that decides whether the peninsula can become a true island with an open sight line. Both answers go into the itemized quote before you sign.

How long does a kitchen remodel take in Davie?
A typical kitchen is 4–6 weeks from signed contract to final walkthrough. Removing a soffit and converting a peninsula into an island fits inside that window; opening a load-bearing wall adds engineering and an inspection stage. You get a written finish date in the contract.
Do you work on the acreage properties in western Davie?
Yes. Larger kitchens on acreage are some of our favourite projects. Where the property has a well or septic system, plumbing changes are planned around it and priced up front.
Can the soffit above my cabinets come out?
In most Davie homes, yes — it is usually empty framing. We verify during the consultation and, where a duct or drain runs through it, design full-height cabinetry around it so the result still reads as ceiling-height.
Do you handle Town of Davie permits?
Yes. Permits for plumbing, electrical and structural work go through the Town of Davie and are pulled by our coordinator, along with any HOA contractor-access paperwork. It is part of project management, not an extra fee.
