What Sunrise kitchens ask for
Sunrise is one of the older cities west of Fort Lauderdale, and its kitchens show it. In Sunrise Golf Village and the streets around Sunset Strip the houses are 1960s and 1970s ranches with a closed galley kitchen, a pass-through and a soffit; in Welleby, Springtree and Nob Hill they are 1980s two-storeys with oak cabinets, a laminate counter and a peninsula that separates the kitchen from the family room. The project in both is the familiar one — soffit out, cabinets to the ceiling, the wall or pass-through opened, a real island where the peninsula stood — done with cabinets built fifteen minutes away instead of ordered through a distributor.
Sunrise Lakes is its own world: one of Broward's largest 55+ condo communities, built in the 1970s and 80s with narrow galley kitchens and a plumbing stack that fixes where the sink can go. We design within the stack from the first sketch, prepare the association package, and build the cabinets to the unit's dimensions so they arrive as finished boxes and go up in one scheduled delivery.

What Dreamery kitchens cost in 2026: a standard kitchen (15–25 linear ft of cabinets) runs $19,000–$24,500 at the Essential level, $31,500–$41,000 at Signature and $42,000–$54,500 at Premium — turnkey without appliances: demolition, custom cabinets from our own factory, countertops, backsplash, plumbing and electrical, installation and project management. Small galley kitchens start around $14,000; large kitchens with an island run $26,000–$75,000 depending on finish. A permit package (about $3,500), condo logistics and layout changes are priced on top — the calculator below accounts for them. 3D design package: $99 (regularly $500), credited in full when you go ahead with the project.

Older houses, Sunrise Lakes and permits
Kitchen work with plumbing, electrical or structural changes is permitted through the City of Sunrise and inspected at rough-in and final — routine, and included in project management. Sunrise Lakes and the other condo communities add an alteration application, insurance certificates and posted work hours, prepared by our coordinator.
In the 1960s–70s houses we check the same three things on the first visit: galvanized supply lines and cast-iron drains that may need replacing while the walls are open, a panel that may not carry a modern range, and whether the wall to the family room is load-bearing. All of it goes into the itemized quote before you sign.

How long does a kitchen remodel take in Sunrise?
A typical kitchen is 4–6 weeks from signed contract to final walkthrough. Condo approval in Sunrise Lakes adds lead time before work starts; opening a load-bearing wall adds engineering and an inspection stage. The finish date is written into your contract.
Do you remodel kitchens in Sunrise Lakes?
Yes. We prepare the association's alteration package, carry the insurance it requires, design within the unit's plumbing stack and build the cabinets to the unit's dimensions so installation is short and quiet.
Can the soffit and the pass-through wall go?
Usually yes. The soffit is normally empty framing; the pass-through wall is load-bearing in many 1970s ranches, which means an engineered beam, a permit and an inspection — routine work priced in the quote before you sign.
