What Miami kitchens ask for

Most kitchens we remodel in Miami fall into two groups. The first is the condo: Brickell, Edgewater, Downtown, Miami Beach and the towers along Biscayne Bay. The kitchen opens to the living room, the plumbing sits in a shared stack, and the building decides when work can be loud and how materials get upstairs. Owners usually want the same things: a real island or a peninsula with seating, tall storage instead of open shelves, quartz or porcelain that survives daily cooking, and lighting that works at night against a wall of glass.

The second is the house. Many 1920s and 30s Mediterranean Revival homes in Coral Gables and Coconut Grove have plaster walls that are rarely square. Mid-century houses in Miami Shores and the Upper Eastside often still have a closed galley kitchen that wants to open up. Houses from the 80s and 90s in Kendall and Pinecrest tend to come with oak cabinets, a builder island and soffits that eat storage.

What Dreamery kitchens cost in 2026: a standard kitchen (15–25 linear ft of cabinets) runs $19,000–$24,500 at the Essential level, $31,500–$41,000 at Signature and $42,000–$54,500 at Premium — turnkey without appliances: demolition, custom cabinets from our own factory, countertops, backsplash, plumbing and electrical, installation and project management. Small galley kitchens start around $14,000; large kitchens with an island run $26,000–$75,000 depending on finish. A permit package (about $3,500), condo logistics and layout changes are priced on top — the calculator below accounts for them. 3D design package: $99 (regularly $500), credited in full when you go ahead with the project.

Condo rules, older homes and permits in Miami

Condo buildings. Most associations ask for an alteration application with drawings and a scope of work, a certificate of insurance written to the association's requirements, sometimes a deposit, and a service-elevator reservation for deliveries. The checklist differs from building to building, so we start from yours: we prepare the drawings and our part of the package from the 3D design, then fit demolition, deliveries and noisy work into the building's hours. If the tower is in the middle of milestone-inspection or concrete repairs, access and work hours can change, so we check with management before the schedule is set.

Older houses. In older Coral Gables and Coconut Grove houses the walls are often plaster over masonry and rarely square, so the cabinets are drawn to the measured wall, not to catalog sizes, and scribed on site. In Coral Gables, a kitchen inside a historic home usually doesn't need to go before the Historic Preservation Board, while exterior changes do. We check the property's status before design starts.

Permits. The address decides which building department reviews the work: the City of Miami inside city limits, Miami-Dade County in unincorporated areas such as Kendall, or your own city, such as Coral Gables or Miami Beach. Moving plumbing or adding circuits usually needs a permit. Our project coordinator prepares the drawings and permit paperwork and books the inspections as part of project management.

How long does a kitchen remodel take in Miami?

A typical kitchen takes 4–6 weeks from signed contract to final walkthrough. In a condo, the board's review comes first, and how long it takes depends on the building. Our shop can start on the cabinets as soon as the design is signed, so the review time is not wasted.

Does the 4–6 weeks include design and approvals?

Design comes first: the 3D design and the written price are ready about 5 business days after we measure. The 4–6 weeks run from the signed contract to the final walkthrough. In a condo, the board's review can add time before work starts, and you get the full calendar together with the written price.

Can I keep my existing kitchen layout?

Yes. Keeping the layout is often the fastest and least expensive route, especially in a condo where the plumbing stack sets the sink location. Moving the sink, range or island takes a closer look at the floor, the stack and the building's rules.
