What Delray Beach bathrooms need

Delray splits into three kinds of bathroom project, and they barely resemble each other. West of I-95 sit some of the largest 55+ communities in Palm Beach County — Kings Point, Rainberry Bay, High Point, Leisureville — where the villas and condos were built in the 1970s and 1980s with a single tub-shower combo, a narrow door and a vanity you cannot reach into. The work there is almost always the same: take out the tub, build a low-threshold or curbless shower with a bench and a hand shower, widen the entry where the framing allows, and replace the vanity with drawers instead of a cabinet floor. Done properly it is not a "grab bar retrofit" — it is a bathroom that looks current and happens to be easy to use.

East of Swinton, in Lake Ida, Tropic Isle, Seagate and the streets around Pineapple Grove, the houses are 1950s and 1960s ranches with 5-by-8 bathrooms, cast-iron tubs and original tile. These are full gut renovations: the drain and supply lines are checked and often replaced, the floor is releveled, and the layout is rethought so a small room finally gets a real shower and storage.

Downtown and along the ocean, the bathrooms are in condos, where the building sets the rules — board approval, insurance on file, work hours — and the plumbing stack sets the layout. We prepare the association package and design within the stack so approvals do not stall.

What it costs in 2026

What Dreamery bathrooms cost in 2026: we price bathrooms as labor plus rough materials. You buy the finish materials (tile, fixtures, a stock vanity) at retail from our exact shopping list with no markup, or we build a custom vanity in our Coral Springs shop and quote it as its own line. A small full bath (5×8) runs $12,000–$15,500 in labor at the Essential level, $15,000–$19,500 at Signature and $19,000–$24,500 at Premium, plus roughly 35–70% of that for finish materials. Powder rooms start around $6,000; primary suites run $24,000–$49,000 in labor. Turning a tub into a walk-in shower adds about 25%; a permit package about $3,500. 3D design package: $99 (regularly $500), credited in full when you go ahead with the project.

Every bathroom gets one written, itemized price for the work, fixed before work starts: demolition, waterproofing, tile and stone setting, vanity and fixture installation, plumbing and electrical changes, permits and project management on one page. Finish materials go on a separate shopping list, so nothing hides in an allowance.

When the vanity and storage come from our own shop, you skip the showroom markup on the cabinetry line. Promotional financing is available for qualified buyers through our lending partners; pre-qualification takes about a minute with a soft credit pull.

55+ communities, condo boards and permits in Delray Beach

Inside the city, bathroom work touching plumbing or electrical is permitted through the City of Delray Beach; west of the city line it goes through Palm Beach County. Both are routine and included in project management. What is specific to Delray is the sheer number of association-governed communities: many of the large 55+ developments have their own alteration application and limit work to weekdays. We prepare the paperwork and schedule around the community's hours.

Two practical notes for older Delray homes. In the 1970s villas, the wall between the tub and the hallway is often non-structural, which is what makes a wider, more open shower possible. And in the 1950s and 60s houses east of Swinton, the cast-iron drain lines under the slab are frequently at the end of their life — we look at them during the consultation and price any replacement up front rather than discovering it mid-project.

Questions homeowners ask us

Can you build a walk-in shower that is easy to step into?

Yes — it is the most common request we get in Delray's 55+ communities. Depending on the slab and drain position we build either a low-threshold or a fully curbless shower, with a bench, a hand shower and blocking in the walls so grab bars can be placed exactly where you want them, now or later.

Do you handle the association or 55+ community approval?

Yes. We prepare the alteration application, insurance certificates and contractor documents your community asks for, and we work within the posted hours. It is part of project management, not an extra fee.

How long does a bathroom remodel take in Delray Beach?

It depends on scope: a shower conversion is much faster than a full gut, and association approval adds lead time before work starts. Whatever the scope, the finish date goes into your contract in writing, with a penalty schedule for delays on our side.

Do you build the vanities yourselves?

Yes. Vanities, linen towers and medicine cabinets are built in our Coral Springs shop — all-plywood boxes, dovetail drawers, soft-close hardware — sized to your wall and matched to your tile.

Can I see the design before committing?

Yes. The in-home consultation is free. The 3D design package — a rendering of your new bathroom plus one itemized price within 5 business days — is $99 instead of the regular $500, and the $99 is credited in full when you sign your project with us.

Which Delray Beach areas do you serve?

All of Delray Beach and the unincorporated areas around it: Lake Ida, Tropic Isle, Seagate, Pineapple Grove and downtown, Del-Aire, The Hamlet, Kings Point, Rainberry Bay and the 55+ communities west of I-95. Our shop is about 35 minutes away in Coral Springs.
