Bathrooms in Miami Beach apartments
About two in three Miami Beach homes are in buildings of 20 units or more, by Census estimates. The median home was built in 1969, and about one in six predates 1950. Many bathrooms here are apartment bathrooms.
If yours is small, the gain comes from what goes in. A walk-in shower in the tub's footprint with one fixed glass panel, a wall-hung vanity that leaves the floor visible, a niche recessed into the wall instead of a shelf, and large-format porcelain with fewer grout lines all make a 5-by-8 room feel bigger. In an Art Deco or mid-century building, tile in a period pattern can tie the new bathroom to the building.
The bathroom drains into the building's stack, so the shower drain moves only as far as the slope allows. We locate the stack at the consultation and draw the layout around it.

What Dreamery bathrooms cost in 2026: a fixed labor price plus an itemized shopping list. You buy the finish materials (tile, fixtures, a stock vanity) at retail from our exact shopping list with no markup, or we build a custom vanity in our Coral Springs shop and quote it as its own line. A small full bath (5×8) runs $12,000–$15,500 in labor at the Essential level, $15,000–$19,500 at Signature and $19,000–$24,500 at Premium, plus roughly 35–70% of that for finish materials. Powder rooms start around $6,000; primary suites run $24,000–$49,000 in labor. Turning a tub into a walk-in shower adds about 25%. The in-home measure and the written, itemized estimate are free. 3D design package: $99 (regularly $500), free when you sign the contract.
Every bathroom gets a fixed labor price and an itemized shopping list, with no markup: demolition, waterproofing, tile and stone setting, vanity and fixture installation, plumbing and electrical changes and project management are priced in writing before work starts. You buy the finish materials from the shopping list at store price, so nothing hides in an allowance.
When the vanity and storage come from our own shop, you skip the showroom markup on the cabinetry line. Promotional financing is available for qualified buyers through our lending partners; pre-qualification takes about a minute with a soft credit pull.

Small associations and the unit below
In the older low-rise buildings the association may be a few volunteer owners rather than a management company, and some buildings have no service elevator. It helps to ask early what they need to see before work starts, usually a description of the work, a certificate of insurance and agreed hours. We prepare our part from the 3D design. In the towers there is usually an alteration application and booked elevator times.
In an apartment, water that gets past a shower ends up in the unit below. That is why the pan, the membrane, the slope and the drain are built before the first tile goes on.

Our bathroom is tiny. Is a walk-in shower possible?
Usually, in the tub's footprint. A fixed glass panel instead of a door saves swing space, a recessed niche replaces the shelf, and a wall-hung vanity keeps the floor open. The 3D design shows the fit in your measured room before you sign.
Should we keep a tub in a one-bedroom apartment?
That depends on who uses it. If you bathe small children or like a soak, keep the tub and rebuild around it. If the tub is only a place to stand while you shower, a walk-in shower gives the room more usable space. The designer can show you both in 3D.
Does the association have to approve a bathroom remodel?
Usually, yes. Plumbing work touches the shared stack, so associations generally want the work described, an insurance certificate and set hours before anything starts. We get your building's list first.
How much does a Miami Beach condo bathroom cost?
Our labor is a fixed price, and you buy the finish materials at retail from our shopping list with no markup. A small full bath runs $15,000–$19,500 in labor at the Signature level, the level for large-format tile, a floating vanity and frameless glass. A condo adds 15% plus a fixed amount for elevator bookings and restricted hours.
Can the vanity be wall-hung?
Yes. A floating vanity from our shop is hung on blocking in the wall and sized to the space, with drawers instead of doors. It leaves the floor visible, which helps in a small room.
How long does a condo bathroom take?
It depends on the scope and on the building. The association's approval comes first, and work follows the posted hours. Once we start, the finish date written into your contract applies.
