Bathrooms in older Coral Gables houses
By Census estimates the median Coral Gables home was built in 1969, about 10% of homes predate 1940, and another 27% went up in the 1940s and 1950s. Half of all homes are detached houses.
If your bathroom is as old as the house, it can hide its problems. Tile may sit on a thick mortar bed, drains may be cast iron, and an old shower pan can leak slowly before anything shows. We look at what can be seen before demolition, show you anything found after it, and price it before the work goes on. Then the shower is rebuilt as a waterproofed system, with the pan, membrane, slope and drain in place before the first tile.

A small full bath (5×8) runs $12,000–$15,500 in labor at the Essential level, $15,000–$19,500 at Signature and $19,000–$24,500 at Premium, plus roughly 35–70% of that for finish materials. Powder rooms start around $6,000; primary suites run $24,000–$49,000 in labor. Turning a tub into a walk-in shower adds about 25%. Small rooms and condo towers
If your bathroom is about 5 by 8 feet, the size our calculator calls a small full bath, then a walk-in shower with glass and a niche, and a narrow or wall-hung vanity, usually do more for the space than a new tub.
About a third of Coral Gables homes are in buildings of 20 units or more. There the association approves the work first and sets the hours and elevator bookings, and the shower drain stays within reach of the building's stack. We get the rules from management before the schedule is set.

Our Gables house is from the 1930s. What do you check before designing the bathroom?
What can be seen without demolition: the supply lines and the drain under the sink, the condition of the floor and signs of an old leak around the tub or shower. If the walls and floor may hide more, the quote says so, and anything found after demolition is priced and approved by you before work continues.
Can a 5-by-8 bathroom get a walk-in shower?
Usually, by giving the tub's space to the shower. The shower keeps the footprint of a standard tub, about 30 by 60 inches, with a low curb and a glass panel, and the drain moves only as far as the floor allows.
Can the bathroom match a Mediterranean Revival house?
Yes, mostly through the tile and the vanity. Patterned or hex floor tile, a vanity from our shop with an inset or furniture-style front, and fittings in a bronze or aged brass finish keep the room in period, while the shower behind them is built with current methods.
How is a Coral Gables bathroom priced?
