Replacing the builder kitchen in a Doral home
Doral is young. The Doral Country Club opened in 1962, the first large residential communities came in the early 1980s, and the city incorporated in 2003. So most kitchens here were installed by a developer, with cabinets chosen to a budget for hundreds of houses at a time.
The good news is that builder layouts usually work. The sink faces a window or the family room, the range has counter on both sides, and the island, if there is one, fits the room. What wears out is the material: a particleboard sink base that swelled after a slow leak, shelves that sag, raised-panel doors in a finish nobody picked. Keeping the layout and replacing everything else is often the best value, and the 3D design shows what that looks like before you decide.

Doral Park, Doral Isles, Downtown Doral: three generations of kitchens
The first wave came in the early 1980s, when the Kaskels' grandson developed Doral Estates and then, with Lennar, Doral Park, near the golf courses. The oldest of those houses are past 40. Unless someone has already replaced the kitchen, plan for a full tear-out and a close look at the plumbing under the sink.
The second wave was the big master plans. Doral Isles has more than 1,700 homes in 13 villages around a private lagoon, mostly built between 1997 and 2005, and the Islands of Doral followed in the early 2000s. These are the classic builder kitchens: sound layouts, tired cabinets. The third wave is Downtown Doral, started in 2014, with townhomes and condos where the kitchen is newer but often compact and open to the living room.
Many of these communities are gated, and the HOA sets contractor registration, work hours and where trucks may park. We get your community's rules before the schedule is set. Our Coral Springs shop is about 45 minutes away.

Does my Doral HOA need to approve a kitchen remodel?
HOA architectural review is mostly about the outside of the house, so interior work usually needs less. What gated communities do regulate is access: contractor registration at the gate, allowed work hours, and parking for trucks and a dumpster. We get your community's rules in writing and plan around them.
My Doral Isles house is from the early 2000s. Do I need a new layout?
Often not. Homes from that period usually have a workable plan, and leaving the sink, range and fridge where they are saves money and time. The value is in what replaces the builder materials: plywood boxes, better drawers, a bigger island top if the room allows, and storage that goes all the way up.
What can you do with a narrow Doral townhome kitchen?
Use the height and the depth. Uppers to the ceiling, a pantry wall with pull-outs, drawers instead of doors on the base cabinets. Where an island would leave too little room to walk past, a peninsula gives you the seating without blocking the aisle.
Why plywood boxes instead of the cabinets my builder put in?
Many builder cabinets of that era were particleboard, which swells once water gets in, and the sink base is where it happens first. Our boxes are all plywood, which holds screws better and copes with moisture far better. Drawers are dovetailed, and every door and drawer closes softly.
How long will my Doral kitchen remodel take?
For a typical kitchen, installation is done 4–6 weeks after you sign. That date is written into the contract along with a penalty schedule covering delays on our side. Gate rules and HOA work hours are part of the calendar from the start, so they are already counted in the date you sign.
