What Miami bathrooms need

Most Miami bathroom projects fall into two groups. In the condo towers of Brickell, Edgewater, Downtown and Miami Beach, the bathroom sits on a shared plumbing stack, the drain can only move so far, and most changes need the association's sign-off. Owners tend to want the same result: a walk-in shower where the tub was, a floating vanity with real drawers, large-format porcelain and light that flatters in the morning.

In older houses in Coral Gables, Coconut Grove, Miami Shores, Kendall and Pinecrest, the problems often hide behind the tile: tired cast-iron or galvanized lines, tile set on a mortar bed, a shower pan that has been leaking quietly for years. We open the walls, fix what we find (and price it before we do it), and rebuild the shower as a waterproofed system before any tile goes on.

What it costs in 2026

What Dreamery bathrooms cost in 2026: we price bathrooms as labor plus rough materials. You buy the finish materials (tile, fixtures, a stock vanity) at retail from our exact shopping list with no markup, or we build a custom vanity in our Coral Springs shop and quote it as its own line. A small full bath (5×8) runs $12,000–$15,500 in labor at the Essential level, $15,000–$19,500 at Signature and $19,000–$24,500 at Premium, plus roughly 35–70% of that for finish materials. Powder rooms start around $6,000; primary suites run $24,000–$49,000 in labor. Turning a tub into a walk-in shower adds about 25%; a permit package about $3,500. 3D design package: $99 (regularly $500), credited in full when you go ahead with the project.

Every bathroom gets one written, itemized price for the work, fixed before work starts: demolition, waterproofing, tile and stone setting, vanity and fixture installation, plumbing and electrical changes, permits and project management on one page. Finish materials go on a separate shopping list, so nothing hides in an allowance.

Condo rules and permits for Miami bathrooms

Condos. Expect an alteration application with drawings, a certificate of insurance that meets the association's requirements and set hours for demolition. Some buildings also want to see the waterproofing before tile goes on, or ask that the unit below be notified before plumbing work. We prepare our part of the package and plan the loud days first, so the building hears as little of the project as possible.

Permits. Bathroom work that changes plumbing or wiring usually needs a permit from the City of Miami, Miami-Dade County or your own city's building department, depending on the address, with inspections as the work requires. Our coordinator prepares the paperwork and books the inspections as part of project management.
