Small Deco kitchens, MiMo apartments and island houses
More than 800 Art Deco buildings went up on Miami Beach between 1923 and 1943, mostly low- and mid-rise apartment houses and hotels in South Beach. After the war, Miami Modern took over in Mid-Beach and North Beach, with breeze block, glass block and terrazzo floors. Add the condo towers along Collins Avenue and the houses on the bay islands, and one small city holds four very different kinds of kitchen.
In a Deco apartment the kitchen is often small, and every inch counts: 24-inch appliances, an 18-inch dishwasher, uppers to the ceiling, a pull-out trash base under the sink. In a MiMo unit the question is often what to keep, like an original terrazzo floor. In the towers it's the association's rules. Near the ocean it's salt air.
Our designer brings samples to your apartment or house and measures before anything is drawn. The in-home measure and the written, itemized estimate are free. The 3D design package is $99 (regularly $500), and free when you sign the contract.

What Dreamery kitchens cost in 2026: a standard kitchen (15–25 linear ft of cabinets) runs $19,000–$24,500 at the Essential level, $31,500–$41,000 at Signature and $42,000–$54,500 at Premium — turnkey without appliances: demolition, custom cabinets from our own factory, countertops, backsplash, plumbing and electrical, installation and project management. Small galley kitchens start around $14,000; large kitchens with an island run $26,000–$75,000 depending on finish. Condo logistics and layout changes are priced on top, and the calculator accounts for them. South Beach, North Beach and the islands: what changes by building
South Beach's Deco buildings are mostly small apartment houses, many inside the Flamingo Park and Art Deco historic districts. Some have no service elevator, so the delivery plan covers the stairs, the curb and the time of day. Associations in small buildings are sometimes run by a few volunteer owners, which makes it worth asking early what they need to see before work starts.
Mid-Beach and North Beach hold most of the city's MiMo buildings, built from the late 1940s through the 1960s, and Normandy Isles had its own postwar boom of garden apartments and houses. Along Collins, the oceanfront towers bring the usual condo process: an alteration application, a certificate of insurance, a booked service elevator and posted work hours.
On the islands the kitchens are in houses. Sunset Islands is four guard-gated islands whose first houses date to the late 1920s, and Normandy Shores is mostly single-family homes from the early 1950s. Behind a guard gate, the crew and every delivery are cleared in advance. Our shop in Coral Springs is about 55 minutes from Miami Beach.

My South Beach kitchen is tiny. What actually fits?
A full working kitchen, if every piece is sized to the room. A 24-inch range and fridge, an 18-inch dishwasher, uppers that run to the ceiling and a pull-out trash base can turn a short galley into a place you can cook. The 3D design is drawn to your measured walls, so you see the exact fit first.
Can I keep the original terrazzo floor in my MiMo apartment?
Usually, yes. The new cabinets sit on top of the terrazzo, and the floor stays covered while the old kitchen comes out. If the new layout leaves part of the old cabinet footprint exposed, that strip may not match the rest, so we look at it during the measure and plan the layout with it in mind.
Does living near the ocean change what you'd specify?
Yes, mostly for metal. Salt air pits plated pulls, hinges and faucet finishes faster than it does inland, so we steer you toward stainless or well-coated hardware and fixtures. Quartz and porcelain tops are not bothered by it. The cabinet boxes are plywood, which handles humidity better than particleboard.
Do you work on Sunset Islands and other guard-gated streets?
Yes. A guard gate means names, vehicles and delivery times get cleared ahead, and some communities also limit work hours. We get the rules from the association or the management office first, then book deliveries and crew days to match, which avoids holdups at the gate.
How long does a Miami Beach condo kitchen take?
Count on 4–6 weeks from your signature to an installed kitchen on a typical job. In a condo the board's sign-off on your application comes first, on the building's own timetable, so dates are set once it is in. Your contract carries the finish date and a penalty schedule if we are the reason it slips.
Can I finance a Miami Beach kitchen remodel?
