The short version. Dreamery remodels condo kitchens and bathrooms in high-rises across Miami-Dade, Broward and Palm Beach counties. We prepare the drawings and our part of the association's alteration package, work within the building's hours and elevator bookings, and build the cabinets to fit the unit in our own Coral Springs shop. Plumbing usually stays near the shared stack, and the board's review time is built into the schedule.
Why a condo remodel is a different project
A kitchen or bathroom in a Fort Lauderdale beach tower, a Boca Raton Intracoastal building or a downtown West Palm Beach high-rise is built twice: once on paper for the association, then in the unit. The board wants drawings, a deposit in some buildings, and a schedule that respects the posted work hours. The building itself sets limits that no design can ignore: drains and vents run in a shared stack, so the sink, shower and toilet stay close to where they are; deliveries go through a service elevator that has to be reserved and padded; there is no driveway for a dumpster and no yard for a saw.
Dreamery runs condo projects as a routine, not an exception. The 3D design is drawn within the stack from the first sketch, so the association sees a plan that already respects the building. The alteration package — drawings, scope, insurance certificates, contractor documents — is prepared by our coordinator. Cabinets and vanities are built in our Coral Springs shop to the unit's exact dimensions, arrive as finished boxes and go up the elevator in one scheduled delivery, which keeps the noisy, dusty part of the job short.

The designer measures, locates the plumbing stack and electrical panel, and asks for your building's alteration rules. About 30 minutes.
3D design and itemized quote
Within 5 business days: a 3D rendering drawn within the building's constraints and one written, itemized price.
Association package and permits
We prepare the alteration application with the insurance certificates and drawings the board asks for, then the city or county permit paperwork. Board timelines are built into the schedule.
Built in our own shop
While approvals run, cabinets and vanities are manufactured in Coral Springs to the unit's exact dimensions.

What Dreamery projects cost in 2026: a standard kitchen (15–25 linear ft of cabinets) runs $19,000–$24,500 at the Essential level, more for larger layouts and premium finishes; bathrooms from $6,000 for a powder room to $38,000–$49,000 in labor for a Premium primary suite, plus finish materials you buy at retail; flooring $10–18 per sq ft with a $3,000 minimum; whole-home renovations $35–75 per sq ft of living area. Every number comes from our own signed contracts, not a national average — get the range for your project below. 3D design package: $99 (regularly $500), credited in full when you go ahead.

Buildings we work in
Beachfront and Intracoastal towers in Fort Lauderdale and the Galt Ocean Mile, Boca Raton and Highland Beach condos along A1A, Pompano Beach and Hallandale Beach high-rises, downtown West Palm Beach and Flagler Drive buildings, and the country-club condos of West Boca and Delray Beach. Rules differ building to building — some allow work five days a week, others four; some require a deposit; most require elevator reservations and daily protection of the corridor. We read your building's documents before the schedule is set.
Since the 2022 condominium safety law, boards across South Florida have become stricter about documentation and about any work that touches structure or plumbing. A complete package the first time is the difference between a two-week approval and a two-month one.

Questions homeowners ask us
Do you handle the condo association approval?
Yes. We prepare the alteration application with drawings from your 3D design, scope of work, certificates of insurance and contractor documents, submit it and answer the board's questions. It is part of project management, not an extra fee.
Can we move the kitchen sink or the shower?
Usually a little, rarely a lot: drains must reach the building's stack with proper slope and venting. We locate the stack at the consultation and design the best layout within that limit — which is often better than owners expect.
How long does a condo kitchen or bathroom take?
Board approval adds lead time before work starts — typically a few weeks. Once approved, a kitchen runs 4–6 weeks and a bathroom less, working inside the building's hours. The finish date is written into your contract.
Do you carry the insurance buildings require?
Yes. Certificates of insurance naming the association are part of every package we submit.
Can you build cabinets that fit an odd condo kitchen?
That is exactly why we have our own shop: cabinets are built to the unit's measurements — galley kitchens, soffits, appliance walls and narrow passages included.
